FAQs on Investing in the Albanian Real Estate:

    • 1% of the Purchasing Value (the Investment Process Management. Keep in mind- Real Estate agencies charge 1% as well but do not have all the services included.)

    • No Fee for Notary Contracts (included with Access Albania)

    • 1% of the Purchasing Value consists of the Property Insurance which is needed when the property gets certificated (<30% off with Access Albania)

    • Registration fee of the property (when under construction), that’s being taken care by us as well.

  • Being granted a bank loan for property financing has some criteria. You should be having a residence permit in Albania and have at least someone in Albania to be involved in that loan with you. There are some other specifics as well, but have in mind that each case has its own conditions. Contact us and explain your situation.

  • It is safe buying a property in Albania. Each purchase is documented and notarized legally by the notary office. After the property is purchased (even if it’s not yet certified with a Certificate of Ownership), it can be registered under your name at the Cadastre State Agency. We will do that for you. Bear in mind that we are not involved in properties we think have risk of not being certified.

  • First, we recommend asking yourself why you would want to buy a property? Is it for vacation or residential purposes? Then, you find our doors open to welcome you and let us know your request.
